Standard Occupancy Verification Inspection

 

Inspector will determine occupancy status. Does not include an interview attempt. Includes property condition, property type, neighborhood status and utility information. It also indicates if personal property and pool are onsite, if the property is secured, grass height and if any damages or hazards are present.

Proof of Occupancy Inspection

 

A property inspection which includes an attempt to make contact with the mortgagor or co-mortgagor. If no one is home, NFR call back card can be left asking the mortgagor to contact the servicer.

Interior Occupancy Inspection

 

Interior inspections on vacant and secured properties are conducted as often as is required by the Investor/Insurers. A visual walk-through report, complete with photographs, is immediately transmitted to the Lender/Servicer so corrective actions can begin.

Frequency Occupancy Inspection

 

A recurring property inspection to be routinely completed on a specific date, weekly, monthly. One additional business day might be required to process the results to your office.

Foreclosure Occupancy Inspection

 

Following a visual inspection, photos and key data elements are relayed in real time to the Lender/Servicer. This unique approach eliminates days of waiting to allow the Servicer to secure/maintain the property immediately in the event of a vacancy determination.​

Sale Date Inspection

 

A property inspection to be completed on a specific date. One additional business day might be required to process the results to your office.

Bankruptcy Occupancy Inspection

 

Following a visual inspection, photos and key data elements are relayed in real time to the Lender/Servicer. This unique approach eliminates days of waiting to allow the Servicer to secure/maintain the property immediately in the event of a vacancy determination. The inspector will not make contact on a bankruptcy inspection.

Loss Draft & Draw Inspection

 

Inspectors are trained to determine the extent of any damage and if the repairs are being made appropriately and timely. A copy of the repair estimate is provided to our trained network. The inspector coordinates an onsite inspection to ensure disbursed insurance or repair proceeds are being properly used to repair the property.

Mortgage Field Services

 

Professional team will perform full inspection of property to assess damages/safety/hazardous conditions. After inspection is completed approved work will commence such Lock Changes, Debris removal, Lawn Service, Boarding, Winterization, Eviction, Pool Covering, Repairs/Rehab, FHA Conveyance work, Roof Patching/Tarping. Photos of before/during and after are given to client to verify work completion.

Property Renovation Services

 

Professional team will perform full inspection of property to assess damages/safety/hazardous conditions. After inspection is completed a bid is placed for repairs needed. After approval from client work will began. Our services include: Bath and Kitchen repairs, Cabinet Installation and Cabinet Repair, Concrete and Masonry additions and repairs, Electrical, Flooring and tile professionals, General, HVAC service replacement/repair, Maid Service, Mold Removal Plumbing, contracting, Roofing and more...  Photos of before/during and after are given to client to verify work completion.
